Buying in Ontario means land transfer tax at closing — and in Toronto you pay it twice (provincial + municipal). Enter your price to see the exact tax, plus the first-time buyer rebate if you qualify.

How it's calculated
Ontario LTT is tiered: 0.5% to $55k, 1% to $250k, 1.5% to $400k, 2% to $2M, 2.5% above.
Toronto adds a municipal LTT with the same tiers — effectively doubling it.
First-time buyers get up to $4,000 back provincially (and up to $4,475 in Toronto).
Toronto charges its own municipal LTT on top of Ontario's, using the same brackets — so a Toronto purchase pays roughly double a purchase elsewhere in Ontario.
What's the first-time buyer rebate?
Up to $4,000 off the provincial LTT, plus up to $4,475 off Toronto's municipal LTT. This calculator applies both when you select first-time buyer.
